The 5 Best Property Management Agencies in Edmonton Who’ll Treat Your Homes Like Their Own

We extensively test and research all services we review. Here's why you can trust us.

Isn’t it the worst when you check in on a property you bought, only to find leaky faucets, moldy walls, or a deck that feels like it might collapse under your feet?

Some people say you shouldn’t buy a property if you’re not ready to take care of it. But honestly, it can still be a smart investment if you’ve got the right help.

That’s why I really admire a friend of mine who uses a property management agency for all her rentals. Every time we visit one, it’s spotless and well-kept. Plus, the tenants are actually happy.

If you’re tired of seeing your properties neglected, maybe it’s time to bring in some help. Check out our list of the best property management agencies in Edmonton and start making your investment worth it.

How much do property management services cost in Edmonton?

Property management services in Edmonton typically cost 8% to 12% of the monthly rent. Some companies also charge a setup fee, which is around $200-$500, and additional fees for services like tenant placement or maintenance coordination.

How We Chose the Best Property Management Agencies in Edmonton

  • Services Offered: We looked for agencies that provide a wide range of property management services, including rent collection, maintenance coordination, and detailed financial reporting.
  • Communication: We chose responsive and transparent agencies with both property owners and tenants, ensuring timely updates and easy access to support. To assess this, we spoke directly with clients, both property owners and tenants.
  • Maintenance Handling: We selected agencies with reliable maintenance processes, access to trusted contractors, and 24/7 emergency support. This ensures prompt and cost-effective repairs.
  • Fees and Pricing Structure: We prioritized agencies with clear, competitive pricing. We also reviewed their contract terms to ensure they offer solid value without compromising on service quality.

We were very impressed with Ripple’s smart approach to rental pricing. Instead of guessing or copying nearby listings, they use data and AI-style tools to set prices based on real market trends.

This helps landlords earn more while keeping vacancy times low. One of our researchers did point out it might feel a bit too automated for owners who prefer more control, but for anyone who trusts the numbers, it’s a solid system.

Clients we spoke to also mentioned that Ripple’s team is very responsive. Tenants praised how quickly maintenance requests were handled and how communicative the staff were.

We also appreciated their broader tenant sourcing strategy. By working with relocation companies and large organizations, they reach beyond the typical rental sites. This could help avoid problems like getting the wrong kind of tenant for a good property.

Their partnership with RE/MAX also adds to their credibility and expands their reach. It’s a smart move, especially for landlords who might sell down the line and want a smooth transition.

That said, we did hear some concerns about the move-out processes. Some tenants felt they were charged too much for minor issues. This could frustrate renters and cause headaches for landlords if it affects the property’s reputation.

Pros

  • Data-driven pricing
  • Highly responsive team
  • Broad tenant sourcing
  • RE/MAX partnership

Cons

  • A few reports of tenants being overcharging during move-out

Highly recommend!”

RE/MAX offers a full-on, all-in-one property management service. They don’t just screen tenants and collect rent. They handle pretty much everything, from marketing and legal agreements to inspections and repairs. They can even handle evictions if needed.

From what we’ve seen, you could be a completely hands-off landlord and still have your property in good shape. It’s good news if you live out of town or just don’t have time to manage day-to-day issues.

One thing we liked was how widely they advertise. They list properties on six major rental websites. When we checked some of their listings, the photos looked professional and the descriptions were detailed.

Their fee structure is also clearly laid out. There are no surprise charges, no re-leasing fees, and no monthly management fees while the property is being advertised.

That kind of upfront pricing is refreshing, especially since many property managers aren’t always clear about extra costs.

However, we did find one issue worth mentioning. A landlord said RE/MAX lost the keys to their property, which delayed maintenance work and caused some problems.

We don’t think it’s a recurring thing, but if we were hiring them, we’d definitely ask how they keep track of keys and make sure contractors can get them when needed.

Also, while they offer property inspections during the lease, it’s usually just two unless the owner asks for more. That might be fine for some landlords, but if you prefer regular updates or closer oversight, you’ll need to speak up and request it.

Pros

  • Full-service management
  • Strong advertising reach
  • Professional property listings
  • Transparent pricing
  • Owner-focused approach

Cons

  • A report about a poor key management
  • Limited inspections by default

It really stood out to us that the people behind MyVic aren’t just property managers. They’re also landlords, developers, and realtors. In other words, they actually know what it’s like to own and manage a property.

That personal experience seems to shape how they run things. They offer a wide range of services, like creating professional listings, doing background checks for tenants, and responding to maintenance issues.

We liked that they also do regular inspections to keep everything in shape and make sure tenants are following the lease.

In fact, many of their tenants appreciated how their buildings always looked so clean and well-maintained. It’s a huge advantage both to property owners and the people living there.

There’s an online portal where property owners can see everything, like rent payments, repairs, and financial reports, in real-time. It’d be easy to track everything.

That said, when we were talking to some landlords and tenants, a few issues came up. The main was communication.

Some people said it was hard to schedule appointments and that they were passed around between different staff members when trying to get help. A few mentioned meetings are being canceled without warning, which can be frustrating.

Pros

  • Experienced team members
  • Comprehensive services
  • Well-maintained properties
  • Regular inspections
  • Owner portal

Cons

  • A few reports of difficulty in scheduling appointments
  • A few reports of canceled meetings

They maintain the cleanliness of the building

“I have a great experience with MyVic Property. They always make sure that the tenants are comfortable and safe, they maintain the cleanliness of the building, and their rent rates are reasonable. I would like to specifically mention Angelica Celedonio, who is really trustworthy and hardworking. She responds to my concerns on time, and she does her best to solve any tenant issues. I would highly recommend this property.”

I always recommend my Vic Properties to anyone

“I really like my Vic Properties, the staff are all excellent, friendly and professional. Any issues are dealt with in a timely manner, they have an amazing maintenance team, fast and quick response and repairs are done quickly as they are needed. My landlord, Kevin, is the best landlord I have ever had. In my opinion, Kevin ( my landlord ) and Shaun from the maintenance team would be hard to replace, they are hands down good people. I always recommend my vic properties to anyone who’s looking for a place to call home.”

YEG Xpanded seems to do a great job working with all types of landlords. From what we’ve seen, they treat someone with just one property the same way they treat someone with ten.

We really liked that about them. Some companies focus only on big investors, but they seem to support small landlords just as seriously. They’re a great choice if you’re new to renting our property and need some hands-on support.

Another thing we appreciated is that they don’t charge any upfront fees. You only start paying after a tenant has moved in, which helps reduce the risk for landlords. It’s fair and gives you confidence that they deliver results before charging anything.

Their tenant screening process is also very detailed. They check credit, employment, and income. Some people even said they were asked about rtheir ental history and had to go through an interview.

On top of that, we also noticed that they sometimes run special promotions like three months of free management fees. That’s a nice way for landlords to try them out with lower costs upfront.

And if you refer other landlords who sign up, they’ll give you a referral bonus. We honestly think it’s a smart and helpful incentive for existing clients.

Not everything is perfect, though.

One person we came across booked a consultation, drove across town, and only found out on arrival that it had been canceled. There was no call or e-mail. It might have been a one-off situation, but it’s still worth noting.

Pros

  • Great for new or smaller landlords
  • No upfront fees
  • Thorough tenant screening
  • Occasional promotions
  • Referral bonus program

Cons

  • A report about a canceled consultation without notice

He has made this process very worry-free

“Shawn has been great. He has been managing our rental property since we left Alberta back in 2016. He has made this process very worry-free, especially with us living across the country in Ontario. Anytime the property is in need of maintenance or upkeep, he is very mindful and honest in taking care of it. I highly recommend this company and look forward to continuing our relationship. Thanks Shawn”

My properties have never been vacant

“I’ve been working with Shawn since 2016 and am happy with the experience. The online portal makes bookkeeping easy. Tennant screening is top-notch. Most importantly, my properties have never been vacant. Some property management companies only work 9 to 5. Not these guys. They work evenings and weekends, so the best tenants can see your properties when it’s convenient for them.”

During our research, we found that Mission Management Inc. doesn’t manage all types of buildings. They mainly focus on condominiums and townhomes, including both new developments and older buildings.

These kinds of properties often come with specific challenges, like staged construction or changing community needs. It seems like they have the experience to handle those situations better than companies that manage all types of buildings.

We also liked how they don’t just rely on their in-house team for property inspections.

Instead, they bring in trusted engineers and contractors to check important things like the building’s structure and mechanical systems. This extra step can help catch problems early and save money in the long run, so it’s a smart move.

When we talked to some property owners and residents, we got a mix of feedback.

A lot of people said the buildings are well-maintained, but a few people mentioned delays in communication. They might not be the most ideal option if you want quick and consistent updates from them.

Pros

  • Specializes in condos and townhomes
  • Experience with both new and older buildings
  • Thorough inspections
  • Qualified engineers and contractors
  • Well-maintained properties

Cons

  • Limited building types
  • A few reports about delays in communication

I really appreciate how easy they’ve made everything

“I’ve had a great experience with Bill. They’re always quick to respond and really take care of everything. Whenever I’ve had a question or needed something fixed, they’ve handled it right away. It’s clear they care about both the property and the tenants. I really appreciate how easy they’ve made everything. Highly recommend if you’re looking for someone reliable and friendly to work with!”
